Ask Patty "Why can't we do repairs in the house ourselves and when is something considered tenant damage?"
That's a great question! Under the terms of our lease agreement, the landlord is responsible to maintain your home in normal working order. As an example, let's say you have a leak under your kitchen sink. You go to repair it, the pipe breaks loose, and floods the living room. Now you will be paying for the leak repair as well as water extraction and new carpet! On the other hand, if the landlord's contractor goes to repair your leak and floods the living room, you have no liability.
Another example of tenant damage would be if you have a leak under your sink, put a bowl under it, do not call it in for repair whatsoever and it floods the house. You will be paying for the repairs.
